House-Property Calculation Sequence
- Determine annual value under the applicable rules, including vacancy or unrealised-rent treatment where available.
- Deduct municipal taxes only when the statutory conditions are met.
- Apply the statutory house-property deduction to net annual value.
- Evaluate eligible borrowing interest and the regime-specific set-off or carry-forward rules.
- Combine the result with other income, deductions, rebate conditions, surcharge and cess for the correct assessment year.
Do not subtract operating expenses as though every PG is automatically taxed under house property; classification can depend on the services and business facts.

A 50:50 co-ownership split is not a tax “strategy” by itself. It must reflect genuine legal and beneficial ownership, and each co-owner reports the appropriate share with their own income context.
